Australand has become the first industrial facility in Australia to register for a Green Star - Performance rating. The company’s Keyborough Spec 1 development is located in The Key Industrial Park in eastern Melbourne.

The 27,000 m2 facility was originally developed speculatively by Australand, but was fully committed prior to completion with several high-profile tenants.

Australand hopes to achieve a 4 Star rating for the project using the Green Building Council of Australia’s (GBCA’s) new Green Star - Performance rating tool. Australand is the principal sponsor of the tool.

Completed in 2011 by Australand, the development is the largest 5 Star Green Star industrial project in Australia, achieving a 5 Star Green Star - Industrial Design v1 rating in 2012. It was the 500th certified Green Star project in Australia.

“Australand’s commitment to achieve the first Green Star - Performance rating for an industrial facility underscores its leadership in sustainability. Australand is demonstrating that industrial facilities can be more than tin sheds on concrete slabs - they can be productive, efficient and resilient buildings,” said GBCA Chief Executive Romilly Madew.

Australand’s Spec 1 development at the industrial park incorporated a number of sustainable initiatives, including:

  • Naturally ventilated warehouse spaces.
  • Water and electricity metering and monitoring for all major uses.
  • Laserlite sheets for high daylighting levels.
  • Solar hot water and water-efficient fixtures.
  • Efficient T5 high-bay lighting with daylight sensors.

“Implementing sustainable solutions in the design, construction and operation of our industrial facilities enables Australand to futureproof the value of the assets we create and reduce costs for our customers,” said Australand Sustainability Manager Paolo Bevilacqua.

“In the context of rising utility costs and increased awareness among customers of sustainability principles, the Green Star - Performance rating tool provides developers with even more impetus to pursue the most environmentally, socially and financially sustainable solutions.”
